# Exposé & mandatory disclosures: nothing goes out that would cost you a warning letter

> Build the exposé from the property record and check energy certificate data, commission note, withdrawal notice and imprint before it goes out to anyone.

**Status:** Available — In every workspace, documented here, with its changes listed on its page.
**On the broker’s path:** Objects & marketing

**The problem this solves:** An exposé without the energy certificate figures or the commission note is a warning letter waiting to happen; the check lives in someone’s head.

**In short:** The exposé is generated from the object's facts and checked before it goes
anywhere: energy certificate figures, commission statement, withdrawal notice for private
buyers, imprint and contact. What is missing blocks sending; what is doubtful warns. The
check speaks the broker's language, whatever language the exposé is in.

## What you can do

- **Send and share from the record.** As a PDF or as a link the person opens on their phone,
swipes through every picture full screen, and books a viewing or makes an offer in one tap.
- **See the check before the link.** The exposé sheet says right away when an exposé can't go
to a private buyer because the withdrawal notice is missing — not after the link was
  refused.
- **Get rentals right.** Rental exposés state Nebenkosten, Heizkosten, Warmmiete and Kaution,
when the flat is free, speak of the tenant and say the flat is commission-free for the
tenant where the law forbids a tenant commission.
- **Know when it was opened.** Enquiries show when the person opened the exposé.
- **Trust the dates.** The energy certificate's dates on the exposé and the property page are
  the days you entered.

## How it works

The check runs the same rules the German law asks of an advert — the energy certificate's
kind, figure, carrier, year and class; the commission; the imprint and contact; the
withdrawal notice for consumers — and comes back with what blocks and what warns, in the
language you use the app in. The exposé itself keeps its own language and prints the German
legal terms.

## Limits and notes

- Capitality checks that the disclosures are present, not that your figures are right; it is
a product description, not legal advice.
- The rules change on 1 January 2027 (primary energy demand, date of issue); the check
  switches with the law.

is marked on the exposé, the website and the portals.

## Frequently asked questions

### Which mandatory disclosures does a German property advert need?

The energy certificate details — kind of certificate, energy figure, main energy carrier,
year of construction and efficiency class — the commission statement, the imprint and a
contact, and for private buyers the withdrawal notice. Capitality checks all of them before
an exposé goes out.

### What happens when a disclosure is missing?

A missing disclosure blocks sending and a doubtful one warns, in the language you use the app
in. Capitality checks that the disclosures are present, not that your figures are right.

### Can I send the exposé as a link instead of a PDF?

Yes. Send it as a PDF or as a link the person opens on their phone, swipes through every
picture full screen, and books a viewing or makes an offer in one tap. The enquiry shows when
the exposé was opened.

### Does the check follow the rules that apply from 2027?

Yes. The rules for the energy certificate details change on 1 January 2027, and the check
switches with the law.

## New in this feature

- App 0.42.0: Before an Inserat goes to a portal you can now see exactly what will be sent — price, space, address, energy certificate, pictures and contact.
- App 0.41.0: Enquiries now show when the person opened the exposé, and an automatic answer says why it went out.
- App 0.41.0: Mark a picture as AI-edited or AI-generated once, and your website, exposé and portals say so on it.
- App 0.41.0: Paste a 360° tour link under an object's photos and it appears on your website and in the exposé.
- Platform 0.27.0: An enquiry from your website or exposé form now reaches you by e-mail too, saying whether it was already answered.
- Platform 0.26.0: Rental exposés and portal ads now state the Nebenkosten, Heizkosten, Warmmiete and Kaution, and when the flat is free.
- Platform 0.26.0: A rental exposé now speaks of the tenant, says the flat is commission-free for the tenant, and stops a tenant commission the law forbids.
- Platform 0.26.0: Rental exposés now state furnishing, pets, a required WBS, a fixed or minimum term, Staffel- or Indexmiete and the parking space's rent, and portals learn whether the flat is furnished.
- Platform 0.26.0: Pictures an AI made or changed now carry their label to the firm's website, the exposé and the portals.
- Platform 0.26.0: The exposé, the firm's property page and the portals state the same commission.
- Platform 0.26.0: The energy certificate's dates on the exposé and the property page are the days the broker entered, not one day earlier.
- Platform 0.26.0: A flat for sale now carries its Hausgeld to the portals, and the energy certificate's primary energy demand goes along where it is filled in.
- Platform 0.26.0: An object's 360° tour now opens from its page on your website, from the exposé link and from the PDF.
- Platform 0.26.0: When a person's exposé link is erased, the notice about their withdrawal goes with it, so the inbox no longer names them afterwards.
- App 0.40.0: The exposé sheet now says right away when an exposé can't go to a private buyer because the withdrawal notice is missing — not after the link was refused.
- App 0.40.0: The energy carrier now reads in your language — "District heating", "Центральное отопление" — while the exposé still prints the German term the law asks for.
- App 0.40.0: What blocks or warns on an exposé is now written in the language you use the app in, while the exposé keeps its own language.
- App 0.40.0: A property without a title is now called by its street and number instead of "Untitled", and the energy certificate dialog says that it saves as you go.
- Platform 0.25.1: The exposé check now speaks the broker's language, whatever language the exposé itself is in.
- Platform 0.25.1: The exposé check can be asked as for a consumer, so a missing withdrawal notice shows before a link is made, not after it was refused.
- App 0.37.5: A saved certificate date now comes back when the dialog is reopened, and date fields show the little saved check just like the text fields.
- App 0.33.16: Exposé PDFs for private buyers now carry the withdrawal notice, just like the share link.
- Platform 0.19.11: Exposé PDFs for private buyers always carry your withdrawal notice, just like shared exposé links.
- Platform 0.19.11: Exposés, enquiry replies and withdrawal confirmations reach their recipients reliably, in your name, with answers landing in your inbox.
- Platform 0.18.1: Pages people outside your firm open, from exposé links to your website's enquiry form, load straight away again.
- App 0.27.0: No more typing an exposé into a property by hand: its facts come as a proposal you confirm.
- Platform 0.17.0: Listings for property portals pass the same legal check as your exposés, so nothing incomplete reaches a portal.
- App 0.25.0: Energy certificate dates always make sense together, and a missing expiry date is a recommendation for the exposé, not a blocker.
- App 0.25.0: When an exposé cannot be made, the message names the photo at fault and how to fix it.
- App 0.25.0: Exposé sends, opens and acknowledgements appear live on the listing and the contact, without a reload.
- App 0.25.0: Producing an exposé with many photos says what it is doing, so it no longer looks stuck.
- App 0.24.4: Listing photos can be dragged into order with any one as the cover, for the listing, exposés and portals alike.
- Platform 0.15.0: The list of who received an exposé updates as links are sent, withdrawn or opened.
- Platform 0.15.0: An exposé that cannot be made names the photo it could not use, right away.
- Platform 0.15.0: Buyers opening a shared exposé see your agency's name and contact person first, so the page feels trustworthy.
- Platform 0.14.5: The photo you put first on a listing becomes its cover everywhere, exposés and portals included.
- Platform 0.14.2: The exposé check finds a draft offer's price and says exactly where to fix price and commission details.
- Platform 0.11.6: The exposé map carries a shorter credit, leaving more room for the map itself.
- Platform 0.11.5: The exposé map's credits are set small but stay legible in print.
- Platform 0.11.4: The exposé's "Umgebung & Wege" section reads cleaner, with map credits gathered under "Rechtliche Hinweise".
