# Listings & publishing: one ad, every portal, nothing out of step

> Publish a listing to the portals from its record, preview exactly what is sent, see which ad is really online, and let a nightly check put a stale ad right.

**Status:** Available — In every workspace, documented here, with its changes listed on its page.
**On the broker’s path:** Objects & marketing

**The problem this solves:** The same object is typed into every portal by hand, a rental goes out as a sale, and nobody sees which ad is really online.

**In short:** A listing is the object as it goes to market: price, texts, pictures, the
energy certificate, the commission note. You publish it to the connected portals from its
record — bulk if you like — see beforehand exactly what will be sent, and afterwards which
ad is live, which is „Angelegt, nicht öffentlich“ and why.

## What you can do

- **Publish from the record, to several portals at once.** Each listing is checked first;
only the ones that pass go out.
- **See what will be sent** — price, space, address, energy certificate, pictures, contact —
before the ad leaves the house.
- **Trust the state.** Live, Draft, Offline read the same everywhere; an ad a portal created
but did not put online shows as „Angelegt, nicht öffentlich“ with the portal's reason.
- **Carry the full rent.** Nebenkosten, Heizkosten, Kaution and Warmmiete on lettings, with a
word when a Kaution asks more than the law allows; furnishing, pets, WBS, fixed or minimum
  term, Staffel- or Indexmiete.
- **Change once, update everywhere.** A new price, text, photo or tour reaches the portals
on their own; a blurred or removed photo leaves them at once.
- **Choose what documents go to the portals** — a switch on each, off until you set it.
- **Sleep soundly.** Every night your portal ads are checked against your objects, so an ad
that fell out of step is put right before the office opens.

## How it works

A listing belongs to one object; the exposé, the firm's website and the portals state the
same facts and the same commission. Publishing goes through each portal's official
interface with your firm's own account — see [ImmoScout24](https://docs.capitality.io/integrations/immoscout24/) and
[Kleinanzeigen](https://docs.capitality.io/integrations/kleinanzeigen/). Capitality adds no personal data of its own
on the way.

## Limits and notes

- The exposé's mandatory disclosures gate the listing: what is missing blocks sending —
  see [Exposé & mandatory disclosures](https://docs.capitality.io/features/expose/).
- Which portals are connected depends on your firm's contracts with them.

## New in this feature

- App 0.42.0: The publishing dialog, portals panel and bulk publishing no longer show an ad that is created but not public as online.
- App 0.42.0: An ad a portal created but did not put online now shows as „Angelegt, nicht öffentlich“ with the portal's reason, instead of looking live.
- App 0.41.0: Lettings now carry their full rent: Nebenkosten, Heizkosten, Kaution and the Warmmiete, with a word when a Kaution asks more than the law allows.
- App 0.41.0: Pick several listings and put them on a portal at once — each is checked first, and only the ones that pass go out.
- App 0.41.0: The portal your ad is on is credited beside its data in the publish dialog as well.
- Platform 0.27.0: The flats of one building now go to the portals as separate ads instead of overwriting each other.
- Platform 0.27.0: Portals no longer show a flat with a plot of zero square metres; an empty area simply stays out of the listing.
- Platform 0.26.0: Owners of a let property now read about the letting, and a letting started by hand gets the letting's own steps.
- Platform 0.26.0: Every night your portal ads are checked against your objects, so an ad that fell out of step is put right before the office opens.
- Platform 0.26.0: A rental on the firm's website now shows its Nebenkosten, Heizkosten, Warmmiete and Kaution under the cold rent, and search engines read the rent as monthly.
- Platform 0.25.4: A language taken offline on the firm's site says so and leads to the property in the language still online.
- App 0.40.0: The integrations pages no longer tell a brand-new workspace to delete its old portal ads, and system connections are named in your language.
- App 0.40.0: "Create listing" now asks which property it is for, so starting from the listings no longer makes a second copy of a flat you already have.
- App 0.40.0: A listing's state now reads the same everywhere — Live, Draft, Offline — and only a live listing announces its offers.
- App 0.40.0: The property list gives a phone its whole screen when everything fits on one page, and sale prices no longer say "one-time charge".
- Platform 0.25.1: Why a listing could not go live is now written in the language of the broker who published it, not the listing's.
- Platform 0.25.0: You see where every listing is on the portals right from the list, and what a portal still needs before you publish.
- Platform 0.24.1: An object marked sold now comes off the portals even when the update sent to them just before had failed.
- Platform 0.24.0: Portal ads now follow your listing: a sold or let object comes down from the portals at once, and a reserved one shows as reserved.
- App 0.37.3: On a contact, listings already sent to them say so, and two sends on one day show their times.
- App 0.37.3: Settings → Sources no longer lists the portal mail source as a website form.
- App 0.37.3: Usage history starts with the workspace's first month instead of listing months before it existed.
- Platform 0.22.2: An object's old web address now leads to its current page when it was published again, instead of saying it is no longer online.
- App 0.34.3: New listings pick sale or rental from the property itself, so a rental can no longer go out as a sale.
- Platform 0.20.4: When a portal connection pauses or a publication fails, the right people hear it at once, in plain words.
- Platform 0.20.4: Rentals reach every portal as rentals, so a flat for rent can no longer go out as a sale.
- Platform 0.20.0: Your properties can be found without paying a portal: each gets its own page on your firm's website.
- Platform 0.19.3: When a portal refuses a listing, you see it on the listing with the portal's reason, ready to fix.
- App 0.28.8: Listings name the neighbourhood and keep special home types such as maisonettes, so similar homes no longer look identical.
- App 0.27.0: Every link to a listing now opens its property right at the marketing, with that listing picked out.
- App 0.27.0: A listing that cannot go live yet names each missing detail, and guided listings are kept as drafts until ready.
- App 0.27.0: Marketing now happens on the property page: every channel at a glance, and all ready listings go live together.
- App 0.27.0: When a portal needs a missing detail, the listing names each one right away, so you can add it and send again.
- App 0.27.0: Portals no longer turn listings away for missing details, because going live waits until everything required is in place.
- Platform 0.17.0: A listing goes live only once the legally required details are there, and you are told exactly what to add.
- Platform 0.17.0: Each property gets a price range from your own book, with an honest note on how sure it is.
- Platform 0.17.0: A property moves to "In Vermarktung" by itself when one of its listings goes live, with no extra click.
- Platform 0.17.0: Listings are written in the language they are published in, and replies follow the language people wrote in.
- Platform 0.17.0: The listings list and public listing feeds show exactly what is listed, even right after an update.
- App 0.26.0: Units never published are marked "Nicht inseriert" in listings, so you always know what is really live.
