# Offers & applications: what is on the table, and the papers to go with it

**The problem this solves:** Purchase offers and rental applications arrive in five channels; the owner asks what is on the table and the papers are missing.

**In short:** Buyers make their offer on their own page and answer your counter-offer in one
click; tenants apply with only the data the law allows you to ask for; you request the
papers you need and open each one as it arrives. When the object is let or sold, everyone
still waiting gets a friendly final answer.

## What you can do

- **Take offers without forms going back and forth.** The buyer offers on their page, you
  counter, they answer in one click; every step is on the record.
- **Take rental applications properly.** The application asks only what data protection
  allows, and only when it is actually needed; rental offers carry their terms — furnished,
  pets, WBS, fixed or minimum term, Staffel- or Indexmiete, parking.
- **Request the papers.** „Unterlagen anfordern“: income proofs and the credit report are
  preselected, the rent-clearance certificate a tick away; the application shows per paper
  what came in.
- **Close the rest kindly.** When the object is gone, everyone still waiting on an offer or
  application gets a short final answer in their language — automatically, or with one tap.

## How it works

Offers and applications hang on the object and the enquiry they came from; the owner can
be shown what is on the table on their own page and choose — see

## Limits and notes

- A let or sold object no longer offers „Annehmen“; only a live listing announces its
  offers.

## New in this feature

- App 0.42.0: „Unterlagen anfordern“ on an application: pick which papers you need, and open each one as it arrives.
- App 0.42.0: „Mieter auswählen lassen“: pick the applications for the owner to choose from, and see whom they chose.
- App 0.41.0: Rental offers now take their terms: furnished, pets, WBS, fixed or minimum term, Staffel- or Indexmiete and the parking space's rent.
- App 0.41.0: When a property is let, its commission question now asks about the tenant and explains who pays.
- Platform 0.26.0: When a property is let or sold, everyone still waiting on an application or offer gets a friendly final answer — automatically, or with one tap.
- Platform 0.20.4: Rental applications now ask only what data protection allows, and only when it is actually needed.
- App 0.25.0: Payments and expenses can be tied to their tenant, property and unit, so every entry says what it was for.
- App 0.11.4: "Objekt vermarkten" reads prices the way you type them, and rentals speak of the tenant's commission rather than the buyer's.
