# Viewings: times, invitations, who came and who is still in

> Viewing slots buyers and tenants book themselves, invitations for chosen enquirers, a waiting list, attendance in one click, and who is still interested after.

**Status:** Beta — Complete for the first firms using it; details may still move.
**On the broker’s path:** Leads & enquiries

**The problem this solves:** Viewing times are agreed by phone and e-mail, nobody knows who showed up, and the people still interested are not followed up.

**In short:** You offer times, people book them on their own page, the ones you choose get
reserved slots, and the waiting list hears the moment a time opens. After the viewing, one
click notes who came and the enquiry asks the person whether they are still interested —
a yes reaches you as a notice.

## What you can do

- **Offer times, let people book.** Interested people book a slot on their own page; a
booking or cancellation reaches you by e-mail and in the app.
- **Invite the people you choose.** Pick several enquiries and invite them to a viewing
reserved for them, at times only they can see.
- **Keep a waiting list.** When every time is booked, people can join a waiting list and
get an e-mail the moment a time opens.
- **Note who came.** Under „Besichtigungen“ the last week's viewings ask „Erschienen“ or
„Nicht erschienen“ per person; the enquiry reads „Besichtigt“ or „Nicht erschienen“.
- **Ask whether they are still in.** After the viewing, people are asked whether they are
still interested; a yes arrives as a notice and marks the warmest leads, a no lets the
enquiry go. Someone who missed a viewing finds new times on their page.
- **Sign the Besichtigungsnachweis on the spot.** At the viewing, the visitor reads and
signs it on your phone or tablet; it is saved with the property.

## How it works

Viewing times belong to the object; invitations and bookings belong to the enquiry. Calendar
invitations in the person's language keep the appointment in their calendar — a move
updates it, a cancellation removes it. Each step lands in the enquiry's history, so the
broker sees booked, attended, interested, in that order.

## Limits and notes

- A viewing that is over can no longer be called off; people who stayed away are not asked
  how it went.
