# Kleinanzeigen: publish a listing from Capitality

> Book a Kleinanzeigen partnership, enter the upload account they send, and publish each listing from Capitality. Listings already on Kleinanzeigen stay there.

**Status:** Available — In every workspace, documented here, with its changes listed on its page.
**On the broker’s path:** Objects & marketing

**The problem this solves:** Kleinanzeigen takes listings from software only with a partnership and an upload account; the steps are scattered over their pages.

**In short:** Kleinanzeigen takes listings from your software only after your firm has booked a partnership and they have sent you an upload account. You enter that account once in Capitality, then publish each listing from its record. Listings already on Kleinanzeigen do not come back into Capitality.

_Prices and the wording on Kleinanzeigen's own pages can change; the links below are theirs._

## 1. Book a partnership

Without a partnership, Kleinanzeigen only accepts listings typed in on their website. Software upload comes with a Smart, Profi or Premium partnership.

Ask for one on their [page for estate agents](https://themen.kleinanzeigen.de/immobilienprofis/) — the contact form, or by phone at +49 30 7001 60 277, Monday to Friday, 08:00–18:00. How the booking works is on [Wie buche ich eine Partnerschaft?](https://hilfe-gewerblich.kleinanzeigen.de/artikel/partnerschaft-buchen).

## 2. Ask them for the upload account

Booking the package does not switch the upload on by itself. Kleinanzeigen sends the server, the username, the password and your provider number after you give them an e-mail address, your full imprint and a contact person. The steps are on [Importschnittstellen für Immobilienprofis](https://hilfe-gewerblich.kleinanzeigen.de/artikel/schnittstellen).

Type those values into Capitality yourself. Pasting them often brings a trailing space, and the login then fails.

For firms that publish from software, Kleinanzeigen says it reads the imprint from the software:

![Kleinanzeigen explains that software users' imprint is taken from their real-estate software](https://docs.capitality.io/images/integrations/kleinanzeigen/imprint-from-software.webp)

On the connection, enter your company name. On the listing, enter the contact person with an e-mail address. When the first listing is online, open it on Kleinanzeigen and check that the imprint is the one you want.

## 3. Connect it in Capitality

**Settings → Integrations → OpenImmo portal over FTP / SFTP → Add connection.** One connection for the whole office is the usual choice.

Under the sign-in, choose **FTP / SFTP account** and enter what their e-mail names:

| Their e-mail | The field in Capitality |
| --------------------------- | --------------------------------------------------------- |
| FTP server | Server |
| FTP, SFTP or FTPS | Protocol — pick the one they named; FTP is the common one |
| Username | Username |
| Password | Password |
| A folder, if they named one | Directory |

Port can stay empty unless they named one.

Under the connection's own settings:

- **Portal:** Kleinanzeigen. This is what checks the listing the way Kleinanzeigen does.
- **Provider number:** the customer or provider number from their e-mail. A wrong number comes back as an unknown provider id.
- **Company name:** your firm's name.
- **OpenImmo provider id:** only if their e-mail names one separately. Otherwise leave it empty.
- **Technical e-mail address:** where you want their import mail.

Save, then **Test**. A working account reports that the connection is up and how many files are already in the folder.

The same form reaches the other portals that take an upload account. Choose that portal in the list instead of Kleinanzeigen.

## 4. Publish a listing

On the listing, open **Portals…** and choose **Publish**. Kleinanzeigen e-mails you after each import: accepted, or the reason it was refused. Capitality stops a listing it already knows Kleinanzeigen will refuse, and names the missing field.

Kleinanzeigen refuses a listing that has no price of at least €1 (the purchase price, the cold rent, or the warm rent for a temporary let), no number of rooms, or no e-mail address on the contact. Fix it on the listing and publish again.

## Taking a listing down

Listings sent this way do not expire on their own, and Kleinanzeigen does not remove one because it is missing from a later file. To take it down, open **Portals…** on the listing and choose **Take down**. You can also remove it on Kleinanzeigen under "Meine Anzeigen".

## What does not come back

Kleinanzeigen does not hand your existing listings back to the software. To bring a stock into Capitality, import the file from your previous software. Enquiries arrive as the mail Kleinanzeigen sends; forward that mail to the enquiry address of your office if you want them on the listing.
