OpenImmo: how German brokerage software moves stock, and what moves over
- On the broker’s path
- Platform
The problem this solves: OpenImmo is how German brokerage software exchanges stock; the export of the old system should become the stock of the new one in one go.
In short: OpenImmo is the format German brokerage software uses to exchange stock: a ZIP with one XML and the photos and documents it names. Your previous system exports it; Capitality imports it — objects, units, offers, contacts, photos, floor plans, tours, the energy certificate — with a preview before anything lands, and in parts when the archive is big.
What moves over
Section titled “What moves over”- Objects with their facts, down to the neighbourhood and the energy certificate; units and offers together.
- Photos, floor plans, documents and virtual tours.
- Contacts named in the export, matched to existing ones without duplicates; the owner and the colleague who looked after each object.
What you keep
Section titled “What you keep”What your previous software did not export stays there — read the guide OpenImmo-Export (German) for what onOffice, FLOWFACT and Propstack put into theirs.
How it works
Section titled “How it works”The import runs through Import & OpenImmo: preview, confirm, write, undo. Capitality publishes to the portals through their own interfaces, not through OpenImmo.
Limits and notes
Section titled “Limits and notes”- Capitality does not export OpenImmo today; your data leaves as a package — see Data export.
