Exposé & mandatory disclosures: nothing goes out that would cost you a warning letter
- On the broker’s path
- Objects & marketing
The problem this solves: An exposé without the energy certificate figures or the commission note is a warning letter waiting to happen; the check lives in someone’s head.
In short: The exposé is generated from the object’s facts and checked before it goes anywhere: energy certificate figures, commission statement, withdrawal notice for private buyers, imprint and contact. What is missing blocks sending; what is doubtful warns. The check speaks the broker’s language, whatever language the exposé is in.
What you can do
Section titled “What you can do”- Send and share from the record. As a PDF or as a link the person opens on their phone, swipes through every picture full screen, and books a viewing or makes an offer in one tap.
- See the check before the link. The exposé sheet says right away when an exposé can’t go to a private buyer because the withdrawal notice is missing — not after the link was refused.
- Get rentals right. Rental exposés state Nebenkosten, Heizkosten, Warmmiete and Kaution, when the flat is free, speak of the tenant and say the flat is commission-free for the tenant where the law forbids a tenant commission.
- Know when it was opened. Enquiries show when the person opened the exposé.
- Trust the dates. The energy certificate’s dates on the exposé and the property page are the days you entered.
How it works
Section titled “How it works”The check runs the same rules the German law asks of an advert — the energy certificate’s kind, figure, carrier, year and class; the commission; the imprint and contact; the withdrawal notice for consumers — and comes back with what blocks and what warns, in the language you use the app in. The exposé itself keeps its own language and prints the German legal terms.
Limits and notes
Section titled “Limits and notes”- Capitality checks that the disclosures are present, not that your figures are right; it is a product description, not legal advice.
- The rules change on 1 January 2027 (primary energy demand, date of issue); the check switches with the law.
